C2 Industrials LLP and Stenprop

The Brief

C2 Industrials LLP partnered with an institutional investor to form an Industrials Limited Partnership (“LP”), which planned to invest in multi-let industrial properties across the UK.

The Industrials LP commenced in January 2015 and over the next 30 months invested over £100m, acquiring 25 multi-let industrial estates throughout the UK.  Those properties were managed by three agents with different reporting systems and output.  Harold Sharp managed the entire financial operations from day-to-day cash management through to operational and statutory reporting to the management team and investors.

As an institutionally backed investment, C2 Industrials was required to produce management accounts within 5 days of each month-end and comply with the reporting requirements of a multinational investor.

The Solution

Harold Sharp managed the Industrials LP on a cloud-based platform utilising bank feeds and brought in agents’ records, supplier invoices and expenses via an API enabled application, delivering an integrated solution which could be managed and accessed remotely.

The Outcome

Harold Sharp designed and delivered a scalable cloud-based solution providing real-time information for a multinational investor with a geographically diverse portfolio managed by multiple property agents.

In June 2017, the Industrials UK LP was sold to Stenprop.  Harold Sharp acted as advisors to C2 Industrials LLP and its institutional partner on this transaction, managing the financial due diligence process, advising on the contract and preparing the associated completion accounts. 

Following the acquisition of Industrials portfolio, Harold Sharp was retained by Stenprop to manage the entire financial operations of Stenprop’s MLI division – now a portfolio of 60 industrial estates valued at £255m. Due to the massive scale of the new operation, Stenprop decided to take the accounting in-house.  The cloud-based integrated systems used by Harold Sharp were easily portable, meaning that the in-housing was very simple.
